Morgan & Associates Letting Fees Information
FOR EXISTING ASSURED SHORTHOLD TENANCIES (ASTs) signed before 1 June 2019, COMPANY LETS OR NON-ASSURED TENANCIES.
Tenant Fees
• Reservation fee - 20% of the first months´ rent (credited against funds to be transferred prior to moving in)
• Referencing fee - £80.00 per tenant (inclusive of VAT)
• Referencing fee - £75.00 per guarantor (inclusive of VAT) if required
• Administration fee - £200.00 (inclusive of VAT)
• Deposit - 6 or 8 weeks, depending on level of furnishings and if pets are to be living at the property. The Deposit is calculated by dividing the annual rent by 52 and multiplying by 6 or 8.
• Renewal/Extension agreement - £90.00 (inclusive of VAT)
• TDS Fee chargeable to Tenant at £30.00 (inclusive of VAT). We are members of the Tenancy Deposit Scheme. A Government approved Tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd.
• Inventory checkout - cost will vary from £90.00/£240.00 (inclusive of VAT) depending on the number of bedrooms and whether the property is furnished or unfurnished. Please contact the office for further information.
Landlord Fees
• Let only - 12% inclusive of VAT (based on an agreed rental of £1000.00 per calendar month, our fees will be £120.00 inclusive of VAT). Should the agreed rental be higher or lower than the example price, your commission fee will be correspondingly higher or lower.
• Rent Collect - 14.4% inclusive of VAT (based on an agreed rental of £1000.00 per calendar month, our fees will be £144.00 inclusive of VAT). Should the agreed rental be higher or lower than the example price, your commission fee will be correspondingly higher or lower.
• Fully Managed - 16.8% inclusive of VAT (based on an agreed rental of £1000.00 per calendar month, our fees will be £168.00 inclusive of VAT). Should the agreed rental be higher or lower than the example price, your commission fee will be correspondingly higher or lower.
• Inventory check in - cost will vary from £90.00/£240.00 (inclusive of VAT) depending on the number of bedrooms and whether the property is furnished and unfurnished. Please contact the office for further information.
• Agreement fee - £200.00 (inclusive of VAT)
• Renewal/Extension agreement - £90.00 (inclusive of VAT)
• TDS Fee chargeable to Landlord - £30.00 (inclusive of VAT). We are members of the Tenancy deposit protection scheme as operated by The Dispute Service LTD.
