Morgan and Associates Letting Fees Information

Tenant Fees - Including VAT

• Reservation fee - 20% of the first months' rent (credited against funds to be transferred prior to moving in)

• Referencing fee - £80.00 per tenant

• Referencing fee - £75.00 per guarantor if required

• Administration fee - £200

• Deposit - 6 or 8 weeks, depending on level of furnishings and if pets are to be living at the property.
The Deposit is calculated by dividing the annual rent by 52 and multiplying by 6 or 8.

• Renewal/Extension agreement - £90.00

• TDS Fee chargeable to Tenant at £30
We are members of the Tenancy Deposit Scheme. A Government approved Tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd

• Inventory checkout - Cost will vary from £75/£200 (depending on the number of bedrooms) and whether the property is furnished or unfurnished. Please contact the office for further information.

Landlord Fees

• Let only - 10% + VAT (based on an agreed rental of £1000 per calender month, our fees will be - £100 + VAT £20 =£120)

• Rent Collect - 12% + VAT

• Fully Managed - 14% + VAT

• Inventory check in - cost will vary depending on the number of bedrooms and whether the property is furnished or unfurnished. Please contact the office for further information.

• Renewal/Extension agreement - £90.00 (incl. VAT)

• TDS Fee chargeable to Landlord at £30 inclusive of VAT
